Moving Checklist!

The moving tips checklist below should help you get your family to your new home with everything that you need. Whether you plan a self move, or to hire moving labor services, use this checklist for a stress-free moving experience. Starting as early as possible makes the big day a lot easier too.

Sometimes, the move may be hurried by a quick selling home or sudden job change. But, assuming that this is a planned move, there are a few things that you can do two or three months in advance.

Going through the storage areas is one of them.

Things like Christmas and other holiday decorations will move with you. But, take the time to go through those other boxes and see what you can get rid of. Do you really plan on fixing that broken lamp? Could you donate old clothes and toys? What do you plan to do with those old vinyl LPs?

Keepsakes are important. Everyone has them. You want to be sure that they are packed appropriately and that the boxes are ready to go in the truck when it arrives.

Cleaning and sorting should fill your spare time in the weeks and months leading up to the move.

The items in this next checklist are those things that you need to do, but might forget.

  • Schedule time off from work/school if necessary
  • Have your mail forwarded—you can do that online ahead of time. The cost is a dollar that will be charged to your credit card. The post office charges that fee primarily to ensure that you are who you say you are.
  • Change your address directly—magazines and other periodicals are not always forwarded.
  • You should contact your insurance company, your credit card companies, your bank and other important companies that communicate with you by mail.
  • Contact the new school—if you have children, you will need to contact the school in your new community. You will also need to go to your child’s current school and request that their transcripts be sent to the new school.
  • Reserve a truck or contact the movers—if you are doing the packing and driving yourself, reserve your truck at least two weeks ahead of time and call to verify the reservation a few days later.
  • If you plan to use movers, get references and contact the company about a month in advance.

Other items on your moving tips checklist include:

  • Acquire boxes and packing material
  • Contact the utilities for service disconnection (phone, cable, electric, gas, water, etc)
  • Contact the new utility providers for service connection

By being prepared and using this moving tips checklist your move will be a lot easier. Good luck in your new home.

Oregon Law Enforcement Invites You To Polar Plunge!

Take the plunge! We dare you!

Polar Plunge is Special Olympics Oregon’s most unique and daring fundraising event, and we invite you join the tradition! Individuals and teams, alongside Special Olympics athletes, law enforcement volunteers and hundreds of community members experience heartwarming and bone chilling extremes as they take the plunge into icy Oregon waters in the height of winter!

The tradition began in 2007 when 190 brave souls plunged into the Deschutes River. Since then, nearly 3,500 people have taken the plunge in Bend, Portland, Medford, Eugene and Corvallis.

Every Polar Plunge event is open to the public; participants must raise a minimum of $50, while spectators watch for free. Proceeds from Polar Plunge Oregon will go towards Special Olympics Oregon’s mission: to deliver sports training and athletic competition to thousands of athletes in local communities state-wide during the winter, summer and fall sports seasons.

Polar Plunge Oregon is a Law Enforcement Torch Run (LETR) event. LETR is the largest grass roots fundraising effort for Special Olympics. Polar Plunges in Oregon could not have happened without the tremendous support of Law Enforcement from around the state.

Law Enforcement made this event happen, and we are so incredibly grateful:
Albany Police Department, Benton County Sheriff’s Office, Bend Police Department, Corvallis Police Department, Eugene Police Department, Lane County Sheriff’s Office, Linn County Sheriff’s Office, Lebanon Police Department, Medford Police Department, Multnomah County Sheriff’s Office, Oregon Air National Guard, Port of Portland Police Department, Portland Police Bureau, Springfield Police Department, Troutdale Police Department.

Optimizing Your Property Management Facebook Page for Search

Optimizing Your Property Management Facebook Page for Search

Posted on 24. Feb, 2011 by Charity Hisle in Marketing
While you shouldn’t focus all of your efforts solely on Facebook, it does make sense to optimize the content posted on your property management Facebook page. Facebook search is linked to keywords within all public posts, profiles, pages, groups and applications but very few are utilizing this opportunity to increase their Facebook SEO (search engine optimization). Facebook, as a referring site, is a major source of traffic to websites. They strive to base results on relevance to the user, which is why they implemented Open Graph. The more information collected from external websites the more useful Facebook search will become.
The most important place to show up within Facebook search is the auto-complete box. The auto-complete box ranks the following pieces of information within a search first:
  • Your name
  • Events you are invited to
  • Friends with keywords within their names
  • Second degree friends (friends of friends) with keywords within their names
  • Questions with keywords
  • Applications you’ve used
  • Groups you’ve joined
  • Pages you have liked
  • Pages related to your interests
  • Pages a friend likes, including number of friends that like the page and total likes of the page
Here are six tips to help you reach the top eight results within the auto-complete box.
  1. Pick your page name and vanity URL wisely. Pick something that adequately represents your brand and that will be easily remembered.
  2. Use keywords in the “about” box and the “overview” section of the info tab. Completing these are very important because the information contained within the text is visible in Facebook search.
  3. Keep your Facebook content relevant and fresh. Automatically feed new blog posts to your Facebook wall. Use keywords within status updates, links, photo’s, video’s, and notes.
  4. Use a custom landing tab on your Facebook page to shape user experience, provide useful information, and implement a clear call to action to become a fan of the page. Utilize keywords within the text, images and links on these custom tabs.
  5. Add the Like button to your website. It is one of the most important social sharing opportunities for driving visibility and linking. The more links to your Facebook page, the better your page will rank in search results.
  6. Last, but most importantly, use the Open Graph API on your website to enable Facebook users to find your website within their search results. When you add Open Graph to your webpages, Facebook categorizes each page and customizes your listing within search results. This is the fastest way to appear closer to the top of Facebook’s search results today.
Not only should you utilize Facebook SEO tactics to increase web traffic and drive sales, but consider it an opportunity to protect your brand name on Facebook by appearing in the search results above fake pages or even ILS ads that frequently appear above a community name during search.

Fair Housing Poster Contests Announced As Fair Housing Month Nears

April will be here before we know it, and so local organizations across the United States have recently announced poster contests in honor of Fair Housing Month.

Students in the first through eighth grades are invited to submit entries that illustrate the theme, "Won't You Be My Neighbor? Fair Housing for Everyone." Thinking about traveling to Oregon?

I can't think of a better place to live or visit, but if you have plans to visit this week you may want to take a quick peak at the road conditions and possible flight delays.  We were just hit with a big snow storm.  It is pretty on the eyes, great for the mountain lovers, but hard on the travel plans.  One of our favorite websites to visit is Oregon Department of Transportation "Trip Check".  They offer road cameras with current photos for your view.  It is also very friendly if you are on the road and viewing from your phone.

5 Rules for Avoiding Craigslist Scams

5 Rules for Avoiding Craigslist Scams

Posted on 28. Jan, 2011 by Mary Girsch-Bock in Marketing
In the last few years, Craigslist has become an indispensable resource for just about anything. One of their most popular sections is Apts/Housing, which covers everything from monthly move-in specials to single family home rentals. While property management companies advertising larger, multi-unit apartment rentals have little to worry about, the single family homes category is ripe with scammers looking to rip potential renters off.
One of the most popular scams involves posting under-market homes for rent. The listing appears professional, with high-quality photos frequently included. The only problem is that the home is not owned or managed by the person listing it! Instead, they wait until someone shows interest in the property, and then convince them to wire a deposit to their bank in order to hold the rental.
The other scam, which happened just a few days ago in Albuquerque, NM, has a bogus home renter provide keys to a home that had been foreclosed. The scammers broke into a lockbox, removed the keys and gave them to the family eager to rent the home, only after receiving both first and last month rental deposits.
These scams do not affect legitimate property management companies directly. Many management companies consider Craigslist a very good way to market home rentals online. But like any other Internet site, property managers need to proceed with caution when placing properties on the Craigslist.
  1. Limit the information you post online. When listing a rental home, list the area, post some photos, but don’t include a street address. If someone is interested, they will contact you. This eliminates possible vandalism, particularly if the home is vacant.
  2. Get as much information as possible from anyone showing an interest in the home. Casual inquiries are just that. For those who wish more detailed information about the home, be sure to collect personal information from them, particularly those wishing to view the home.
  3. If possible, always take someone with you when showing a home.
  4. When accepting deposits, don’t assume that a money order is risk-free tender. There have been several instances of counterfeit money orders being used for rental deposits. Wait until the money order clears before issuing keys.
  5. As with anyone or anything, be leery of an offer that appears too good to be true.
Remember, it helps everyone if Craigslist scammers are exposed. There is a place for legitimate property managers on Craigslist. Ridding the site of scammers will give your listings and your company the credibility that it deserves.

Want to make your properties “Green”? Check this out!

It may seem incongruous to be talking about this subject in the dead of winter, but believe me it will be summertime before you can say “climate change.”
Speaking of “climate change” and in the spirit of keeping ourselves updated and objective on the topic, I’d like to recommend you go see the documentary “Cool It”.
This thought-provoking motion picture is based upon the book of the same name and lectures by Bjorn Lomborg, the controversial author of The Skeptical Environmentalist. Award-winning filmmaker Ondi Timoner travels the world with Lomborg exploring the real facts and true science of global warming and its impact. Learn more about this movie and watch the trailer at http://www.coolit-themovie.com/ .
On a related topic, most property owners and managers have the challenge of “cooling it” by providing air-conditioning and cooling systems for their rental properties.
This can be a “hot” topic of debate (excuse the pun) especially when it comes to maintenance and energy efficiencies.
Most of us don’t know how much money we and our residents can save by transforming our cooling systems to be truly energy-savings. The good news is many steps you can take to cut our cooling costs whether you’re sticking with your current cooling systems or planning to buy a new, high efficiency one.
Most cooling systems sold today are energy-efficient, especially compared to the models sold ten or twenty years ago. There’s an article on the web that carefully reviews the general guidelines on this subject. It will answer many of your questions on what to look for and how to determine if an air conditioning system is an energy-saver, and thus more environmentally friendly. This helpful article can be found at http://www.green-energy-efficient-homes.com/energy-saving-air-conditioners.html
It’s helpful to remember that having the best, most contemporary thermostat as well as supplementing the cooling system with sufficient fans (especially ceiling fans) can make a big difference. Changing the cooling system’s air filters regularly is another energy-saving step that is both money-saving and healthy because it helps keep the air we breathe cleaner.
You’ll also find a great list of “summer energy savings tips” that I know will impress you. They include the need to get rid of and reducing the indoor sources of heat. As the author clearly states, “If you get rid of indoor heat sources, such as incandescent lights and electric appliances, you’ll stay cooler and have less need to run your air conditioner. If you keep the outside heat outside by using outdoor shade, window coverings, and better insulation and sealing, the heat won’t sneak in and overwhelm you or your air conditioner.”
Getting back to the movie “Cool It”, what impressed me the most is its emphasis on being well-informed about how to “live green” and protect our environment. There are many misconceptions about global warming, and there also better responses than “cap-and-trade” policies or fearful exaggerations. Knowing all we can about the most effective solutions and approaching the challenges with an objective mind can empower us to help ourselves and the people that we serve.

Moving?

The moving companies present a vast range of services which can prove very helpful while relocating. The companies provide you assistance with all the packing, storage and moving. They also ensure your goods are delivered in the same condition i.e. without any damage. Earlier there used to be firms that moved only over short distance. However, nowadays as it has become widespread for people to travel extensive distances, a lot of relocating firms proffer long distance moves too.
Many a times, people need storage facilities for their stuff as well when they going over stretched distances. The Storage facility is available for rates more reasonable than you could imagine. Eminent companies always make certain to have reasonable prices, working electricity and dirt free storage units.
Once your move has actually started, you will necessitate the use of packing supplies. This can vary from several sizes of boxes to mattress covers. These supplies thus finally promise that all your goods will reach securely and unaffected to the new location. Also, if the items are packed correctly then there should be no difficulty to efficiently and firmly pack and fasten with strap the whole thing together in the moving truck. You must as well make use of a marker to write down on the boxes and carton, to wholly systematize your home.
Moving as we all know is one of the most taxing moments in life. Only when it is be done swiftly and handily, it is possible to have an enhanced outlook on the overall move. To your dismay you may find that a few businesses comprise awfully unpleasant and ineffective movers. Instead of lending a helping hand in the work of packing they might add complication.
So be careful while choosing the renting services and the quality movers and packers. Select only high quality moving companies which hold true to their name. Choosing the most appropriate and sound moving companies can always assure you of a move which is protected and also being enjoyable at the same time.

Oregon – A Great Place to Visit

Author: Jason
Oregon is a fantastic travel destination. Great cities such as Portland, Eugene, Ashland, and Bend are worth a visit, but the best places to visit are its landscapes and coastline. Oregon’s Pacific coast is not to be missed. It has many beautiful beaches, green hillsides, and light houses, but also fantastic coastal sand dunes, sea caves, and rock formations.
Oregon has multiple volcanoes over 10,000 feet and outstanding skiing. It is home to over a dozen ski resorts including Mt. Bachelor, which is a beautiful strata volcano. The view of Mount Hood, Oregon’s tallest mountain, from the Timberline Lodge is inspiring. Its most famous volcano imploded thousands of years ago, creating Crater Lake, one of the world’s most beautiful and deepest lakes. Crater Lake National Park is a destination that deservedly attracts visitors from all over the world.
If you enjoy fishing, rafting, or just taking in outstanding scenery Oregon is home to such great rivers as the Umpqua, the Willamette, the Deschutes, the Snake, the John Day, the Crooked, and of course, the Columbia, one of the world’s largest rivers. The Columbia Gorge, which bisects the Cascade Range and forms the border between Oregon and Washington, has beautiful waterfalls, vistas, and wind surfing. Hells Canyon, which is in northeast Oregon and separates Oregon from Idaho, is the deepest canyon in North America, deeper than even the Grand Canyon.
Eastern Oregon is much drier than the western side of the state but is still home to great destinations such as the Wallowa Mountains, Smith Rock State Park, and the Painted Hills – John Day Fossil Beds National Monument.
