Renting: The New “Great American Dream”

The old dream for Americans was to save enough money for a down payment on a home that you could own or partly own by qualifying for a mortgage you could pay off over time. My, how times have changed. Many people I speak with still believe in the old dream. When asked why, they’d say things like “I don’t want a landlord telling me the rules or dictating how I live,” or, “I don’t want my rent raised every year.” These concerns and fears are not groundless.


Over a hundred years ago poets, politicians and bankers were singing the praises of home ownership. “A man is not a whole and complete man,” wrote Walt Whitman (1819-1892), “unless he owns a house and the ground it stands on.” Now that ideal is quickly vanishing. Recently Reuters interviewed and wrote a story about Rich Arzaga, the founder and CEO of Cornerstone Wealth Management. The article New American Dream is Renting to Get Rich speaks to why the number of renters will be growing exponentially in the months and years ahead. “It’s the American Dream to own a home, but whoever said that didn’t do the analysis on it,” Arzaga claims, knowing he’s contradicting past notions and conventional wisdom.


The Reuter’s article went on to look at the benefits of renting versus owning. “Examining 250 properties around the U.S., and going through close to 40 client files to project the financial impact of owning real estate versus liquidating it, Arzaga, an adjunct professor in personal finance at the University of California at Berkeley, found that, 100 percent of the time it was better to rent, rather than own.” The assertion that 100 percent of the time it was better to rent than to own sounds like a hyperbole at best. How could it be true?


Apparently the reasons are self-evident, as the article articulated. “While a home is the main repository of wealth for many Americans, it comes with numerous hefty expenses. The carrying costs – what’s needed to hold and maintain the asset – range from property taxes and home insurance to emergency repairs and renovations. In a rental situation, the landlord covers those costs, leaving the occupant free to invest revenue in other areas.” That’s a topic I also write about in my articles at Seeking Alpha. “I don’t have the emotions a lot of people do surrounding real estate,” Arzaga says. “I have steely eyes for how investing in real estate works, and I’d better be a prudent investor for my clients.”


That’s a perspective that property owners can leverage to the hilt. Through online advertising and your own company’s web site find ways to attract and appeal to both owners and prospective residents who are goal-oriented, proud people who want to live the new American dream. Let them know you can help them, and that you value relationships with both landlords and tenants who are top drawer kind of people. It doesn’t have to sound snobbish to put a positive spin on the advantages of hiring the services of a property manager who is selective and proactive.

Sportsman's Show

We are going to check out the Sportsman's Show this weekend at the fairgrounds in Redmond!

It looks like a lot of fun! They have RV's and trailers for sale to check out, a free fishing pond for the kids, an archery booth and 100's of booth selling and demonstrating different outdoor gear and  equipment!!

Peterson Rock Garden!

Visit Bend brought up a great little spot in between Bend and Redmond to visit if you haven't already! Reminded me that I wanted to take the kids to see this when the weather warms up a bit!

It is a great little place with admission at only $3 per person, it is also affordable! 

They have amazing rock formations to check out like a amazing replica of the statue of liberty!!

The park is open daily until sunset and the museum closes at 5pm daily! They also have picnic tables there if you choose to bring your lunch and make a day of it!!

Leasing Ideas for Property Managers

While part of the selling process for any property manager is to increase visibility and drive more potential applicants into the leasing office, if more applicants than not end up walking out the door without filling out an application; there’s something wrong. Here are some suggestions that will get more of those walk-ins converted to applicants and eventually tenants.
  • Be welcoming – though this seems ridiculously simple, I’ve walked into a lot of leasing offices in my time where the employees seem like they just don’t want to be bothered.
  • Be enthusiastic – this goes with the ‘be welcoming’ suggestion and is just as important. I’ve encountered several individuals that likely wouldn’t be caught dead living in the apartment or house they’re trying to lease. If the leasing agent is excited about the property, most likely the person viewing it will be as well. Unfortunately, the same goes for a pronounced lack of enthusiasm. If it’s apparent that the leasing agent isn’t impressed with the property, it’s likely that the potential renter won’t be either.
  • Dress professionally – and appropriately – if you’re leasing a smaller complex, business dress is suitable; if you’re leasing an expensive, upscale apartment, your leasing agents better look as if they belong there.
  • Keep the rental office professional – this means everything from keeping it neat and clean, to keeping employee behavior professional as well. While it’s certainly okay to have some fun, always be aware that your behavior and that of your employees will be judged by anyone who walks through that door. Save the laughs for before or after work hours.
  • Keep the models in top shape – this means dusting constantly, replacing burnt out light bulbs and making sure trash is removed. If the first thing a potential renter sees is a stained carpet or a thick coat of dust on the furniture, they’ll like decline to fill out an application.
  • Show amenities – while the unit will likely be the top selling point, make sure that a tour of the unit comes with a tour of the complex.
  • Save the hard sell for the car guys – if your enthusiasm and a sparkling clean apartment or home does not impress your potential renters, it’s unlikely that telling them they only have until tomorrow to fill out an application will change their opinion. Step back and let them make the decision.
These are all things that the majority of property management professional are already doing – but just missing one can make the difference between keeping your property fully leased, and constantly scrambling for new tenants.
